General Information and Status


  • The total number of houses proposed is 366. The breakdown of housing types is as follows: Age Restricted = 157; Single Family Homes = 101; Townhouses = 108. This will be the largest housing development project in East Vincent's history.


  • History: Jones Motor was rezoned in 2011 to a Commercial-Oriented Mixed Use Development or CMU. It was a highly controversial decision to convert a tax revenue-producing parcel to allow residential as a by-right use. The Gross Tract Area is 161.44 acres.

  • 108 acres will be used for residential development. The commercial portion of the property consists of 35 acres, while 18 acres are to be dedicated back to the township. Adding sports fields has been mentioned for the 18 acres.

    ISSUE: the current application includes residential only, providing no offset to school tax increases, despite the promise of concurrent construction of both uses at the time the rezoning was approved. 


  • The developer, East Vincent Development Company, agreed to fund the expansion of sewer capacity at the Veterans Center Waste Water Treatment Plant as a condition of approval.


  • The Final Subdivision Plan is expected to be reviewed at an upcoming Planning Commission Meeting - perhaps as soon as the February 2024 Meeting. Final Plans typically are approved rather quickly, with most issues being identified and addressed during the Preliminary Plan phase.
